Considerations before Renting Furnished


If you plan to visit or stay for weeks in Toronto, renting one of Toronto and Suites’ furnished apartment is more advisable and practical than staying at fancy hotel rooms.

Finding a furnished apartment that suits your needs does not necessarily require too much of your time and energy. The following points are helpful in your hunt for comfortable, practical and affordable furnished apartments:

1.    Know what you want

In renting an apartment, consider the rental costs, location, space requirements, availability dates and other features you want in your apartment.

2.    Research for a good furnished apartments

Ask for referral or recommendations from friends or relatives for good furnished apartments. You can also search through the classified ads or internet sites. Doing so would spare you from expenses and efforts especially if you plan to visit or stay at a far away place.

3.    Use apartment locator or leasing agent

You need not spend lots of your time and money in scouring every place when finding a furnished apartment. You can use the free services of an apartment locator or leasing agents by requesting free listing of available rental properties that cater to your needs.

4.    Schedule a Go-See

Make sure to see the apartment before paying anything or signing a contract. Sometimes, the place is far more different in photo than in real life. Visiting the place would give you a first hand look. You get to see if it is in good condition or not.  

To avoid any misrepresentations, it would be best to schedule an appointment to see and tour the place.

5.    Scrutinize the rental package

Rental packages vary. What may be included in one is excluded in the other. Clarify if the rental cost includes the utilities such as electricity and water. Also, ask if kitchen wares and other utensils are included in the package.

6.    Ask landlord for other services or features

Owners or proprietors of furnished apartments offer added or extra services to their rental package. Sometimes, the package includes security services, garbage pick ups, storage areas and parking facilities. Most importantly, ask if you have to pay for them or not.

7.    Check the payment scheme

Sometimes advance payment or security deposits are required when renting. On security deposits, ask if such is reimbursable at the end of the term or not.

8.    Review the terms of the agreement before signing

Go over the lease agreement or policy for renting before signing it. Each provision or statement must be clear to you and the landlord.
